The Kathmandu Metropolitan City (KMC) has taken a decision to maintain the old
price for the valuation of land in the next fiscal year 2079- 2080 as well.
The decision to continue the old rates for the land valuation within the
metropolis was presented to the Municipal Council in the bills submitted by
the metropolis on Friday (24 June 2022).

On the basis of the location of the
land and the width of the road touched by the land., price of land has been
fixed by KMC. The metropolis has set the price of the cheapest land at Rs .4
million per aana (NPR 4 Lakh per aana) and the most expensive Rs 5 million per
aana ( NPR 50 Lakh per aana) within the Kathmandu metropolitan area. The
metropolis collects property tax according to this price rate.
As
per the government assessment, the most expensive areas having land price of
50 Lakh per aana area as follows (connected to main road): Durbar Marg, Jamal,
Sundhara, New Road, Hanuman dhoka East, New Road, Old Metropolitan, New Road,
Peeplebot, New Road Khichapokhari, Dharahara, Thamel, Chhetrapaati, Jamal,
Bishwajyoti, Tindhara Pathshala area.
Similarly, other expensive
areas connected to main road are as follows: Kathmandu Plaza, Maiti Ghar,
Singha Durbar West Gate, Putali Road, Krishna pauroti, Hattisar, Kantipath,
Ghantaghar, Nepal Airlines Corporation, Bir Hospital, Tripureshwor, Ratna
Park, Shahid Gade, Old Bus Park, Bhadrakali and other places. These areas are
also valued at Rs 50 lakh per aana.
