In the majority of the Kathmandu Valley, the minimum government
valuation (Thaili Value) of land has been raised for the fiscal year 2083–84.
The registration fee and associated tax base amount for land purchases and
sales will also rise as a result of the land administration offices' higher
values.
The land administration offices of Dillibazaar, Chabahil,
Kalanki, Tokha and Manmaiju have implemented the new valuations. Bhaktapur has
maintained the same value as the previous fiscal year, while the offices of
Lalitpur have not made the new valuations public.
The Chabahil area
has seen the highest increase this year. The minimum valuation of land
connected to the main road from Gaushala to Dhobikhola under the Ring Road has
increased from Rs 5.7 million to Rs 6.2 million per anna. The valuation of the
main road areas towards Mitrapark, Kalopul, Gaushala, Ratopul, Chabahil and
Jorpati has been increased from Rs 5.6 million to Rs 5.5 million, while the
government value around the Buddhist Stupa has been set at Rs 4.8 million.
The
minimum valuation of the main commercial areas under the Dillibazaar Office,
including New Road, Durbar Marg, Kantipath, Jamal, Indrachowk, Ratnapark,
Sundhara, Singha Durbar West Gate, Maitighar, Putalisadak and Hattisar, has
increased from Rs 72.60 lakh to Rs 76.20 lakh. The valuation of land around
Putalisadak-Baghbazar-Ratnapark and the auditorium has also been increased to
Rs 56 lakh.
The government value of land from Balkhu to Banasthali
connected to the Ring Road in the Kalanki area has increased from Rs 47 lakh
to Rs 49.35 lakh. The valuation of the main road area around Kalimati, Balkhu,
Soltimod and Kalanki Chowk has been fixed at Rs 43 lakh.
The
minimum valuation of land connected to the pitch road leading to Narayansthan
in Tokha has been fixed at Rs 70 thousand per square meter, which is
equivalent to about Rs 22 lakh 25 thousand per anna. Last year, it was about
Rs 21 lakh 17 thousand. The government price of various roadside lands in
Manmaiju has also been increased from Rs 2 million to Rs 2.2 million per
anna.
